About Ascendant Property

Ascendant is a British-managed estate agency operating in the Haute-Savoie region of the French Alps. The company was launched to provide English-speaking clients with a high quality service in their own language; from the moment you contact us through to the day your sale completes. We offer a broad range of properties for sale across the region, whether you are seeking a mountain or lakeside location, a second home or a main residence.

Our mission

The Ascendant company directors are Paul Wiseman and Sarah Heywood. Both Paul and Sarah have extensive experience selling property in Haute-Savoie and are heavily involved in the day-to-day running of the business.

Whether you are buying or selling a property Ascendant’s aim is to provide you with a professional, efficient and honest service.

A local presence

When buying property overseas it is essential that you can rely on your estate agent to know the property and market as well as being able to liaise with vendors, legal representatives, mortgage advisors and sometimes other estate agents on your behalf. This degree of involvement can only come from agents who are based in the area. The Ascendant team have been living and selling property in Haute-Savoie since 2004 and have developed considerable knowledge of both the region and its property market. During this time we have also established reliable and proven partnerships with bilingual local professionals who can provide mortgages, legal assistance and property management services.

Protecting your interests

Estate agency in France is a highly regulated industry and there is a stringent selection process to ensure that only professionals with the applicable qualifications and experience are able to operate. Agents who meet these high standards are approved by local authorities and are issued a “Carte Professionnelle”, which grants them permission to sell property. Any business based in France or the UK/Ireland offering property for sale and claiming to be a French estate agent should be able to provide you with the details of their Carte Professionnelle. If they are unable to do so then they are not a legal French estate agent. It is likely that they are merely a property “consultant” or a middleman who pass clients on to French estate agents or local representatives for viewings and purchases. Unfortunately dealing with a middleman can result in a deterioration of the quality of service a client receives as well as an increase in costs. Issues with the language barrier during appointments, confusion resulting from inadequate communication between intermediaries, losing a property that you love, or worse buying a property that you shouldn’t, are all pitfalls that we can help you avoid.

Ascendant is the first British-owned estate agency in the French Alps to become a member of FNAIM ( Fédération Nationale de l'Immobilier).

FNAIM is the largest estate agency association in France and has been protecting the interests of buyers and property professionals since 1946. All members are required to have a Carte Professionnelle, to hold a sufficient professional indemnity insurance policy and provide an adequate financial guarantee. As members of FNAIM our team regularly attends regional meetings and training to ensure that we are fully aware of any developments which may affect your purchase or sale, as well as being able to contribute to and influence local policy.

Whether you are a buyer or a vendor you can be reassured that Ascendant has been fully approved by FNAIM as well as the local French authorities and that FNAIM’s professional code of conduct is adhered to in all our business dealings.
